Universal Commercial Relocation delivers project-managed office relocation in London for organisations that cannot afford a day of downtime. We are an office removals company working across the capital since 1978, moving workplaces of every size, from a single-floor studio in Shoreditch to a multi-site headquarters spanning the City of London and Canary Wharf. Every office move is planned around your lease dates, your IT, and your building's access rules, so your people log off on Friday and log back on Monday in a room that already works.
As office relocation specialists, we run the whole move as one accountable project: the site survey, the fixed quote, the packing and crate hire, the furniture dismantling and rebuild, the IT relocation and cutover, the secure storage, and the office clearance and WEEE recycling at the old site. One team, one plan, one point of contact. Our office relocation services cover North, South, East and West London and everywhere inside the M25.
What a project-managed office move includes
An office move is not a house removal with more boxes. It is a controlled transfer of a live business, and it needs a specialist commercial removals contractor rather than a general remover. When you appoint Universal as your office relocation company, the scope typically covers:
- Office and commercial removals: desks, storage, meeting rooms, reception, server rooms and specialist equipment, moved by trained crews using protected trolleys, lifts and liveried vehicles.
- Packing and crate hire: reusable secure crates delivered ahead of the move, with labelling and colour-coding by department and destination so nothing is guessed at on move day.
- Furniture dismantling and reassembly: desks, storage walls, benching and partitions taken down at the old site and rebuilt to the new floor plan.
- IT relocation: decommissioning, safe transport and reconnection of workstations, screens and comms room equipment, sequenced around your IT team's cutover plan.
- Secure storage: short and long term storage at our own facility under 24 hour CCTV, for phased moves, decants and surplus assets.
- Office clearance and WEEE recycling: removal and responsible disposal of redundant furniture and electrical equipment, with recycling handled to WEEE requirements.
Every move is fully insured, including goods in transit, employer's liability and public liability, and the crews are directly employed, security-vetted and uniformed rather than casual labour. For larger programmes we also handle phased and multi-site moves, where departments transfer in a set order over several days or weekends, and where surplus assets are held in secure storage between phases. Throughout, a single move manager coordinates stakeholder liaison with your facilities team, landlords and managing agents, so approvals, insurance certificates and access bookings are all in place before the first crate is lifted.

How we manage your move
The difference between an office move that runs to plan and one that overruns is the work done before move day. Our methodology follows the same sequence on every project, scaled to the size of the move:
- Site survey: a surveyor visits both the current and the new premises to measure access, lifts, doorways and floor loading, and to agree the inventory. This is the basis of your fixed quote.
- Fixed quote and risk register: you receive a written, itemised quote with no day-rate surprises, alongside a risk register that records access limits, fragile or high-value items, and building conditions.
- Building approvals and stakeholder liaison: we liaise with landlords, managing agents and building management at both ends to book lifts and loading bays, confirm insurance requirements, and secure permits.
- IT cutover planning: we sequence the physical move of IT around your team's switch-off and switch-on windows so the network comes back in the right order.
- Staff communications: we provide packing instructions, labelling systems and floor plans so employees know exactly what to do and where their belongings will land.
- Move-day sequencing: a move manager runs the day to a timed schedule, controlling the order of loading and unloading so critical departments are operational first.
- Post-move sign-off: a walk round with you to confirm placement, resolve snags, and account for every crate before we close the job. We also manage lease obligations at the outgoing site, including clearance and make-good coordination.
Good planning reduces disruption, avoids costly delays, and gives your team confidence throughout the process.
Moving an office in London: the constraints that catch people out
London office relocation carries logistical rules that do not apply to a move in a business park. We plan for them from the survey onwards:
- Lift capacity and booking windows: many buildings have a single goods lift with a strict booking slot. We size the crew and vehicles to the lift, not the other way round.
- Loading bays and access: tight or shared loading bays, timed deliveries and pedestrianised streets all shape the plan, particularly in the City of London and Canary Wharf.
- Out-of-hours and weekend scheduling: where daytime access is restricted or downtime is unacceptable, we run evening, overnight and weekend moves so trading is not interrupted.
- ULEZ and vehicle compliance: our fleet meets London's emissions rules, so there are no last-minute charges or refused-access surprises.
- Parking permits and suspensions: we arrange bay suspensions and parking permits with the relevant councils ahead of the move.
We work across every London sub-market, including the City of London, Canary Wharf, the West End, and North, South, East and West London. You can see our full coverage across London and the South East, and read more about our regional work
